A report matched to the concern
Enquiries may relate to cracking, a retained chimney after earlier alterations, suspected timber damage, or the suitability of an existing floor for a proposed use. Send the background and any surveyor’s comments so we can confirm whether the concern is within our scope.
What happens during the visit?
The inspection focuses on agreed areas and accessible structural elements. We record relevant observations and measurements where practical. Concealed construction, finishes, insulation, stored items and access restrictions can limit what can be established; planned opening-up may be needed.
Clear findings and proportionate recommendations
The report distinguishes observations from assumptions and explains what can and cannot be concluded. Recommendations may include further investigation, monitoring, calculations or remedial design. A targeted inspection is not automatically a whole-building structural survey or a guarantee that hidden defects are absent.
Buying a property?
Please send the relevant building survey extracts, photographs, property address and your intended purchase timescale. We can then quote for the specific concern rather than assuming a broad survey will answer the question. Safe access should be arranged with the owner or agent.
Existing alterations and missing records
A retrospective inspection may identify visible supports, but it cannot establish every hidden detail. Confirmation of member sizes, bearings or connections may require opening-up and calculations. The quotation will explain the initial service and how any follow-on work is agreed.
